Something you should look out for when getting a roof repair quote!

Do not talk the roof repair company into a roof recover of the old roofing. There are multiple reasons why this should not be done. Here are just the main reasons why you should not do recovers.

  • The roofer needs to be able to inspect the plywood sheeting that the new roof will be attached to.
  • If the sheeting is rotten or spongy the nails that are holding the new roof will not hold.
  • Most roofing contractors will use a nail gun to attach the new roofing shingles, this is great, but the longest nail that a roofing gun will take is 1 and 1/4 inch long. (1.25" long) that is not long enough to penetrate through the new roofing shingle, the old roofing shingle and through the 1/2 inch plywood sheeting. 
  • The nail has to penetrate all the way through the plywood sheeting for it to be under warranty.

What will it cost to roof my house?

  • You can expect to pay $1.5 to $4.50 per square foot for the new asphalt roofing shingles. 
  • A roof tear-off will cost at least $1 per layer and per square foot. 
  • You should expect to pay at least $1.50 to $4.50 per square foot for labor to install the new roofing . 
  • If you have any sheeting that needs replaced figure at least $75 per sheet. 


How to measure your house for a new roof estimate.

  • If your house is 45 feet across the front by 36 feet down the side that equals 1620 square feet. 
  • Next you have to allow for the pitch or angle of the roof. If the roof has a low slope like a 3/12 pitch you would multiply the total square feet of the roof by 1.03% this equals 1668.60 square feet to cover the house with this pitch.
  • Most roofing contractors allow 10% to 15% for waste, so we will go with 12% waste, 12% of 1668.60 is 200,23 square feet. add that to our running total of 1668.60 equals 1868.83 square feet.
  • All roofers will talk to you in "Roof Square" a roof square (100 square feet) is the total square feet divided by 100 so this roofing project is 18.69 roof squares.
  • Now round that number up to 19 roof squares.
  • This will get you the amount of shingles and underlayment you will need.
  • Next do you need to remove the old roofing? A roof tear off is priced by the pitch, how many layers and the surrounding areas of the house. I would not put more then 2 layers on a house.
  • Finally picking out the new shingles. so multiply the total roofing squares, times the shingle price per roof square.

3 Tab Roof Shingles

3 tab roofing shingles are not used much anymore. upgrade to the 30 year shingles. you will be much better off. 

Average price installed per square foot is $3.00 to $6.00.

30 year asphalt shingles

30 year shingles are probably the most affordable shingles today. They withstand a good amount of wind and look good.

Average price installed per square foot is $3.50 to $6.50.


50 year asphalt shingles

The 50 year shingle is a great shingle. also known as architectural roofing shingles, these will last up to 50 years and handle the wind great.

Average price installed per square foot is $4.50 to $8.50.

Metal lock seam roofing

Metal lock-seam roofing is a great roofing system. It will run a little more then the 50 year shingles but not much usually. Metal roofing can be noisy while raining.  Fire resistant to a point if you are in a forest fire area.

Ceramic tile 

Ceramic tile roofing is not a good roofing material for a extremely wet area. It is a good roofing system for a area like Arizona. Cost will be high and the house needs to be engineered to handle the weight of the tiles.

Cedar shake roofing

Cedar shake roofing is one of the highest maintenance roofing systems around. The roof looks great when maintained. If not maintained it will last 10 to 15 years before it starts to curl and crack.

Slate roofing is long lasting, but expensive. Over 100 year life expectancy, slate tiles are low maintenance and look good.

A few things you should know about roofing materials:

  • A Re-Roof is wear a new layer of roofing is installed over the old roofing, this is not advisable. One of the biggest problems you can have with this kind of install is. As the new shingle is nailed to the surface of the old roofing, the nail needs to penetrate all the way through the old shingles and the plywood sheeting that is under the original roofing. If not you can loose parts or all of your roofing in a small wind storm.
  • A Roof Tear Off is when the roofer removes all the old roofing material from the building. This allows a good inspection of the plywood sheeting that the roofing gets nailed to. If the sheeting is bad (rotten or separating) the roofing contractor will advise you to replace the sheeting that is not up to par.
  • The felt or under-lament is not a waterproofing system. Its main purpose is to stop the plywood sheeting from drawing out all the oils that are in the shingles. If the roofing shingles dry out the roof will not last.
  • One of the most used roofing systems for residential homes is 30 year laminated asphalt shingles. This is to be used on a roof with a 5/12 pitch or greater.
  • Presidential roofing is the next step up from 30 year roofing. It can handle higher winds and some HOA's may make you use this material.
  • Cedar shake roofing is a good looking roof, but it needs to be maintained every year. If the shakes are not treated they will swell and crack. Do not ever get on a cedar shake roof without the proper equipment...
  • A metal interlocking roof is a great roofing system, but very noisy in the rain. Do not ever get on a metal roof in the rain!
  • Ceramic tile roofing - This system is a long lasting roofing system in a dry climate. If you live in a wet area, go with a different roofing system. If you are going with a ceramic roof make sure the house is engineered to handle the weight of the tile roof.
  • 3 tab roofing is not used much anymore and really no reason to use this system as the 30 year laminate roofing is about the same price.

The average labor on a roofing job is around 55% to 65% of the total cost of the job. So if you are gonna purchase your own roofing and hire a roofing contractor to install it, you could plan on paying the roofer a little more then what you paid for the material. So if your material price came to $3500, Id plan on paying the labor around $4200 to $4600.
